In our management agreement there is a phrase that reads, “Broker's Duties: To lease,
manage, collect and receipt for rents, see to the routine operation of the premises.”
This simply means
we use our best efforts to secure a tenant that has been screened and qualified to lease your property. We make every effort
to collect the rent on time and disperse the same to you at a designated time each month. When the house is vacant we do property
checks to see that the property is secure. When the property is occupied, we do inspections at least once per quarter during
